So the next question, there’s obviously milestones that are predicted up to the stadium build.

What are they and when should we see these happening.

Also, I’d like to throw another in , BREXIT, does anyone think this will effect us ,in this particular the whole project?

My personal view is that we’ve got a period of time in which we will need to settle the whole country down again no matter the deal.

This obviously will effect us in the short / medium/ long term , who knows!

But the new stadium project ???

Just to add, I’ve no influence from any quarter , I’m just trying to get a feel for myself.

Will the powers that be grasp the moment, for me having watched for over 50 years I think this could be a pivotal moment in our history, the last few seasons have seen us compete at the top consistently.

Can we now plan forward, plan A Or plan B !

I read of some of the “old timers “ wanting to see a new stadium and making it to that point, TBH , we played in a grand final last year housed in our “old girl” of a stadium.
Wasn’t that a fantastic achievement ? Didn’t think I’d see that !

For me , this shows what can be achieved.

Max, or Paddy, or whoever, why don't you read some of the 700+ posts already in this thread before asking exactly the same questions that people have been asking for the last two years. Same applies to people asking how many games Roberts has missed, whether Webster counts on the quota, or anything else that has 10+ pages devoted to it. The chances are that your question has already been answered if you could be bothered to look ... Nothing personal but Hudds must be getting tired answering the same questions in the same thread time and again !

Let's be honest the timeline's out of date already - highways and infrastructure to start Q2/Q3 2018 so just over 2 weeks to get going, reserved matters applications approved by December 2017 but they're still fiddling with them nearly a year later!

Q3 ends at the end of September.

Plus, the Reserved Matters application was only for Phase 1 and 2A relating to highways and on-site work. As plans progress they inevitably change to suit companies involved and anchoring the retail element. They have to submit new applications if there is something materially amended.

don t think they have any intensions off building the stadium just only way they could get the land very similar to the Newmarket project . I was a believer at the start but I am starting to smell a rat and a lot off lies now alarm bells was ringing when changed name from five towns project to a made up name that means in Greece to tell the truth with out giving any proof off what they doing.

They changed the name to a more appealing one to attract retailers and be a part of something innovative. It’s just a name like Meadowhall, or Thorp Arch or Metro Centre.

What do you mean no proof of what they are doing? Everything is clear in black and white on the planning portal, in the plans and on the website.

It’s only natural that fans will get anxious as deadlines come and go. TBF , is there a project of this type and nature that was built and delivered on time.

I think Robbo had a good point about retail and it’s changing face. Throw in the uncertainty that Brexit is causing and may cause and who can blame people for been a bit concerned......

Let’s keep our fingers crossed eh that there’s some movement soon.

At what point Hudds would you feel that things may not be going as planned and hoped for ?

Let be honest, and has been mentioned, it’s a free stadium, so to be fair to the club , how much influence and clout have they / we.

We’re kinda passengers eh.

after three years if nothing is built planning permission is void got to apply all over again used to be five but changed it. then they can put one in for houses on the land make some excuse about nobody wants the outlets . And was just saying axiom is a old greek word meaning tell truth don't have to give proof strange choice off name change.

The name Axiom is a hybrid name based on its location and the retail offering

Axi - comes from the fact that it sits on the Axis of the major road networks on the M62 and between the M1 and A1.

Om - because it is offering omni-retail experiences.

Hence Axiom. It’s a brand name chosen to sit alongside the likes of Xscape and Junction 32.

Regarding planning permission, this was only submitted in May 2017 for Reserved Matters and so doesn’t expire until May 2020. And even then it’s only necessary to reapply if work hasn’t started on the site.

You can also submit multiple applications for planning at the same time so realistically they could jack it all in just now and submit a new application for housing if they wanted rather than peeing about with Reserved Matters applications for a new stadium, submitting new Reserved Matters applications to amend the original consent, submitting non-material amendments to various aspects.

And since they originally submitted outline planning in July 2014 they have made 30 applications (including outline) for the scheme.

Bear in mind it took until Feb 2015 for Wakefield MDC to approve that, July 2015 for Government to say they weren’t calling it in, and September 2015 for Wakefield MDC to rubber stamp it, essentially they have submitted 29 applications following that in just under 3 years.

And then bear in mind the time it takes for each small application to be reviewed and approved by WMDC. Some a matter of weeks, some several months.

Not only that, but also engaging third parties and experts to put together the information for each application such as Civic Engineers, archaeologists, people who test soil quality and air quality.

In that timeframe, they have also had to go out and sell the site get pre-lets in place, which take negotiation. Then they had to put the finance into place too and these things just don’t happen straight away sadly and was actually conditional on an amendment to the scheme.
